01 / The meaning
What it means.
A business may own its premises, lease them or occupy part of a strata property. Those arrangements can divide responsibility for the main structure, internal fit-out, tenant improvements, glass and services. Read the lease and ownership records alongside the insurance schedule. A landlord’s policy or strata arrangement should not be assumed to insure every item used by the occupying business.
Declared values and the settlement basis matter as much as the event list. Rebuilding can involve demolition, professional fees, access difficulties and compliance costs, with extensions or sublimits applying. The property’s sale price is not necessarily its reconstruction cost. Describe vacancy, construction work and changes of use, and review flood, storm and other significant causes against the wording.
02 / Put it in context
A practical example.
Hypothetical example: A business owns a warehouse containing an office fit-out installed by its tenant. After storm damage, ownership and lease obligations help identify the relevant interests. The building section, schedule and cause of damage still require assessment before any payment position is known.
This example illustrates the term. It does not predict a claim outcome.
